The campaign
A developer launching a high-value residential scheme on the Lekki peninsula came to us with a narrow and unusually well-defined audience: people who could afford the units, and who already travelled the corridor the development sits on.
For a proposition of this value, the media itself carries meaning. Buyers at this price point read scale and prominence as evidence of a developer's substance, and a thin or poorly sited campaign would have worked against the product regardless of what the creative said.
We concentrated the entire budget on twelve sites along a single corridor, from the Lekki Phase 1 roundabout out towards Ajah, rather than spreading across the city. Every site sat on the route prospective buyers already drive, and the sequence meant a single journey delivered multiple exposures.
Two mega roof-top installations anchored the campaign at the corridor's most prominent junctions, giving the development landmark visibility from several hundred metres in multiple directions. Ten unipoles carried the sequence between them, spaced so that the development stayed present without becoming repetitive.
Creative was intentionally understated: architectural photography, the development name, and a single line of positioning. No prices, no bullet points, no agent numbers. Enquiries were routed through a dedicated WhatsApp line, which suited both the audience's preference and the client's need to qualify leads before a site visit.
We managed rooftop owner agreements, structural approval and LASAA permitting for the two roof-top installations, which required a longer lead time than the rest of the campaign and were scheduled accordingly.
Results
The dedicated WhatsApp line recorded 340 enquiries over the four months, of which the client's sales team qualified 96 as viable prospects.
Site visits to the development's sales office rose 55% against the pre-campaign baseline, and the client attributed 22 completed unit sales to prospects who cited the outdoor campaign as their first point of contact.
Both roof-top installations were retained beyond the launch period for the duration of the sales programme.
